  • Prepare and implement the following:
    1. A tailored advertising and marketing program
    2. Strategies for introducing more qualified buyers to the property including immediate notification to our extensive data base
  • If the property is under a tenancy agreement liaise with the tenant on behalf of the Vendor
  • Order the professional photography, floor plan & copy writing
  • Liaise with Vendor to prepare the For Sale/Auction board, brochures, photography, floor plan and site plan
  • Arrange and submit all approved advertising on all internet web sites & all other promotional material including paper and press advertising if required
  • Liaise with the Vendor and Buyers to arrange suitable inspection times in advance
  • Follow up all Buyers and provide regular reports to the Vendor on the level of interest
  • Negotiate with all the interested parties and submit all offers to the Vendor
  • If the property is being sold by Auction establish prior to the Auction day a strategy for the conduct of the Auction, always taking into account the Vendor's instructions & the level of Buyer interest
  • The Auction sale will be conducted in accordance with state legislation & the Auctioneer’s code of conduct 
  • Ensure the availability of all necessary documentation to effect a successful sale including liaising with legal representatives
  • In accordance with the Vendor's instructions we will negotiate the best outcome
  • Receipt the deposit in accordance with the Estate Agents Act
  • Liaise with legal representatives of all parties to facilitate sale and settlement
  • In the event that the property is not sold within the authority period WESTON REAL ESTATE MELBOURNE guarantees to continue to maintain all advertising and services until the property is sold
